How to apply for a Wrekin home
The way we rent homes is open, clear and fair. Our homes are let to the people who need them most.
We try to give you choice about the type and location of the home you want to be considered for. We’d love to provide
an affordable home to everyone who needs one right away, but unfortunately demand outstrips supply right across the
country and that includes areas where we work.
Unfortunately, we can’t meet demand for all of our homes (we let approximately 1000 homes per year across all areas and property types).
Demand for our homes is much higher than supply. This means that we may not be the best housing option for you.
We let our homes in three different ways; through council nominations, our own waiting lists and sometimes open advertisements.

Nominations.
We have agreements in place with a number of local councils to provide homes for people who are in the greatest need.
We take nominees from their existing lists for a large percentage of our homes.
This approach looks different in each of our geographic operational areas and depends on our arrangement with individual local authorities.

Waiting Lists
We hold waiting lists for some of our properties.
This is for our current tenants who urgently need to move or who are over or under occupying their homes.
We sometimes open these lists for new applicants.

Open Adverts/Available Now properties.
Occasionally, we'll advertise immediately available homes on our website.
These are homes that you can move into straight away by applying to us directly and not going through your local authority.
We usually only have one or two of these properties available at a time, but you can find these on our find a home page.
To be notified when a property that matches your search criteria comes available, please ‘save your search’ (make this a link).
We have homes across Telford, Shropshire and Staffordshire. The majority of our homes are in the Telford area. To see where Wrekin have homes, please see Tab 2.
We have different types of housing available.

General rented accommodation.
These homes are a mixture of houses, bungalows and apartments. To check where we have properties and how often they become available (link to Tab 2).

Housing for over 55s.
We have two types of housing for the over 55s.
Retirement Living (link to RL page) these are a mix of apartments and bungalows and our
Extra Care homes Shireliving apartments (link to Shireliving page). See page 2 for more details.

Low Cost Home Ownership.
We have three different types of Low Cost Home ownership products. Shared Ownership, Inreach and Rent to Buy (link to Buy a Home tab).
You need to be over 18 years for all of our homes, have the right to rent (link to gov site) and pass our pre-tenancy assessment process.
There are different rules for different property types.
For example, you need to be over 55 years for Retirement Living and Shireliving apartments and over 65 years for Retirement Living bungalows.
For our Low Cost Home Ownership homes, you need to be in employment and have savings.

There are three steps to our application process.

Application.
If you are nominated to us by a local authority, or have applied via an open advert, you will need to complete our online application
and let us know some information about you and your household. This is a short form that shouldn’t take you too long to complete,
but if you do need support, please contact us on 01952 21744.
You will also need to provide ID for everyone moving and 2 months bank statements.

Assessment.
A member of our Lettings Team will contact you to discuss your circumstances and clarify information on your application form.
We’ll ask you about what’s important to you in your move and cover any concerns or questions you might have.
We will look at whether your new home is going to be affordable and sustainable.
If for any reason your application with us is not successful, we will contact you to discuss this in detail and will confirm the conversation in writing.

Offers.
If your application passes and a property has already been identified for you, we will arrange the viewing for you to go and have a look at the property.
If you have been added to one of our lists, we will contact you when a suitable property comes available.
It’s important that you engage with us throughout our application process and provide documents and information we need when we ask for it.
Homeless applicants.
If you are homeless, or have an urgent need to move, please contact your local authority for help and advice.
Rent in advance.
Applicants need to be able to pay rent in advance for all of our properties.
We ask for two weeks rent in advance for our housing for the over 55s and a minimum of 4 weeks for our general rented homes.
